Whether it is an investment or a real purchase, the buyer always chooses very selectively the piece of land that he wishes to acquire. Many of us probably already know which type of plot is best for investing and building a house and which is not. However, there are people, most of whom are real buyers looking for a piece of land to build a home, who ignore the factors that make a beautiful piece of land less valuable.

Let’s take a look at land plots that are surely a good investment for residential purposes and the factors that govern why these lands are more expensive and have more potential for future profitability.

Near Commercial Zone

Buying a property directly opposite a busy commercial zone is a bad investment, but it is not located next to it. Walking to the nearest market saves you the hassle and fuel costs, so land plots around commercial properties are more expensive and desirable.

Plots Facing Parks

Because of the landscape and greenery in the foreground and the element that there will never be any structures in front of your home, overlooking gardens from your residence is more valuable. In residential projects that have not entered the secondary market, garden plots’ selling price is usually 10-15% higher. While some people argue that the house in front of the park will have more traffic than normal traffic and vehicles, having a beautiful green area right in front of the house is worth a large amount.

Corner Plots

The residential land located on a street corner can sometimes have additional floor space that exceeds the size of the community’s normal piece of land. Corner houses can have two entrances. In private housing schemes, the starting price of a corner plot is always higher, and the average cost is 10% higher. While investors are always looking for corner plots, and there are many reasons for that, I think real buyers should remember that a corner residential plot for sale can sometimes rob you of your comfort and privacy.

Main Road Plots

Whether it’s a primary or secondary market, parcels of land located on the wider lanes and main road are always more classy and costly. Their prices vary from project to project and from builder to builder; the price difference is usually ten percent. Main roads and wide lanes provide additional, albeit temporary, parking spaces outside the home and make it easier for the vehicle to turn on the road.
